Finding Council records

Condition 1451: means that a building on the property is awaiting or part way through the earthquake prone building process.  It will apply to all properties with pre-1980 buildings until such time as the Council is satisfied that all of the buildings are confirmed as not earthquake prone under  the Building Act 2004.  If there are older buildings on the property, then, in the absence of other information (see below), you should assume that they have not yet been reviewed and the condition will in due course be applied.

A General Property Information listing of the contents of the ‘site file’ indicates what resource consents, building consents, compliance schedules and other information that is applicable to the property that the Council has on record.  This other information might include;

Building information from General Property Enquiry

In the Building section you might find an explanation of milestones that have been reached for particular buildings with respect to the earthquake prone building policy. For example:

9/12/2010

EARTHQUAKE PRONE BUILDING POLICY EQB0129 Nelson Courthouse.

This building has been reviewed in terms of the policy and is not considered to require further assessment at this time because a detailed evaluation (DE) has been received dated 18 Mar 2009 that confirms the building is not earthquake prone. The review process has not been completed for other buildings on this property.

17/09/2010

EARTHQUAKE PRONE BUILDING POLICY EQB0180 Nelson Police Station 3 story block.

This building has been reviewed in terms of the policy and is not considered to require further assessment at this time because an initial assessment (IEP) has been received dated 6 May 2010 that indicates the building is not earthquake prone. The review process has not been completed for other buildings on this property.

At the bottom of the building list you might find a list buildings that have been flagged for review. For example:

  • Earthquake Review BA 2004 EQB0129 : Nelson Courthouse
  • Earthquake Review BA 2004 EQB0180 : Nelson Police Station (3 storey)
  • Earthquake Review BA 2004 EQB0181 : Nelson Police Station (single storey extension)
  • Earthquake Review BA 2004 EQB0207 : Nelson Police Station Cell Block

This does not mean these buildings are earthquake prone, it just indicates that the buildings are on the councils register, and are either awaiting, part way through, or have completed the earthquake prone building review process.
